Scheduled Home Watch Service
Beach Cities Home Watch will visit your property weekly, bi-weekly or monthly. We visit your property in an un-marked vehicle and on varying days of the week. Depending on the frequency of the visit, at the completion of each visit a detailed copy of the Beach Cities Services Checklist will be either emailed or faxed to you or your agent. We will also include pictures or notes for any monitoring or potential problems that have arisen.
Whenever you or your guests occupy your property Beach Cities (unless requested) will not visit your home and you will not be charged.
Frequency of visits:
- Weekly visits (4 per month)
- Bi-Weekly visits (every 2 weeks)
- Monthly visit (1 per month)
- Seasonal visits (3 months, 6 months, 9 months).
Sample Services performed each visit:
- Visual inspection of landscaping and lawn service.
- Visual inspection of pool/spa condition.
- Exterior security inspection including any out buildings.
- Pick up newspapers, flyers and mail.
- Inspect entire house for pest or insect infestation.
- Ensure interior security system is working properly.
- Ensure all timers and lights are working properly (replace bulbs if necessary).
- Ensure all doors, windows and sliders are locked and secure.
- Check air conditioning/heat and ensure working properly and record temperature.
- Visual inspection of circuit breakers and smoke detectors (replace batteries if necessary).
- Inspect for moisture under all sinks, showers, tubs, toilets.
- Flush all toilets, and inspect entire house for any water intrusion.
- Run all faucets, garbage disposal and dishwasher.
- Inspect water heater, clothes washer for leaks.
- Secure and inspect patio furniture.
- Inspect property for damage following a storm.

Concierge Arrival Service
Our Arrival Service is initiated by you when you know your itinerary. No one likes to enter a stuffy or dusty house. Just a simple call or email 48 hours in advance will get us going, readying your home for your arrival. We will ensure that the water heater is turned on, heat or air conditioning is on, and the house is freshened up, the patio furniture is in place, decks, driveways and walkways are clean, and that any other specialized requests are completed. Other concierge service requests such as buying groceries, freshening linens, purchasing entertainment tickets, making tee-times (both private and public courses) and dinner reservations will be completed by your arrival. Additionally, we will assist you during your stay as other needs arise. The Arrival Service allows you to simply walk into your home and begin enjoying it right away!
Concierge Departure Service
Our Departure Service makes it easy for you and your guests when you leave. We will ensure that your house is cleaned, the bedding and towels are laundered, dishes are washed and put away, designated lights are on timers, the water heater is turned down, heating/AC is turned off or down, doors and windows are locked, patio furniture is stored properly, driveways, walkways, and decks are cleaned off, trash is collected, and the home is locked and security system is engaged.
Home Watch Vacation Service
Beach Cities will provide the vacationing homeowner with the same services and attention to detail as outlined for the absentee homeowner. If you are gone for a week or two, or for a longer period of time, Beach Cities will ensure that your property is properly maintained, regularly inspected, mail is picked up, and other services aforementioned.
General Concierge Services
Beach Cities is available to assist the property owner when repairs need to be made, We will wait and oversee vendors such as utility companies, contractors, cleaning companies etc. We can also make accommodations for your pets such as dog walkers, grooming experts, etc. Beach Cities Home Watch Concierge Services will accept packages and deliveries of all sizes. Whether you are expecting a refrigerator, car or a book, give us a call we’ll make sure it’s inside waiting for you when you arrive home. And if you have a car in your garage we can wash, detail and have it serviced for you also.
Beach Cities is also available to pick you or your guests up at the airport in your car, or arrange for chauffeur/driver services, airport shuttle service or rental vehicles. We will also arrange for private air travel (fixed or rotary wing aircraft) and hotel accommodations.
With over 40 years of living in South Orange County we have the contacts and knowledge to help in party planning, surfing lessons, adventure hiking and just about anything else you can think of.
Additionally, we are members of a private golf country club so tee-times at a private course are also available on a year-around basis.
